The Courtyards on Lake Norman Sale Results

In 2024, I was the listing agent for three homes in the community:

  • Early 2024: Sold for full list price with multiple offers, under contract in 10 days.
  • Late 2024: Sold for $20,000 above list price with multiple offers, under contract in 1 day.
  • Late 2024: Under contract in 6 days.

What Makes the Community Stand Out

The Courtyards on Lake Norman is a 55+ community of low-maintenance, single-family homes built by Epcon Communities. Each home has the primary bedroom on the main level and a private gated courtyard. Floor plans include ranch and 1.5-story designs, and a few homes near the community pond have basements.

Residents have access to a clubhouse, fitness center, saltwater pool, and a community kayak and canoe launch on Lake Norman. A recreational trail circles the pond, and the neighborhood has sidewalks and street lights throughout. Community life includes a book club along with cookouts and dinners on holidays like Memorial Day, the Fourth of July, and Labor Day.

The HOA dues currently cover lawn care, shrub trimming, and irrigation on each lot (outside the private courtyards), along with roof and exterior painting. The location is another draw, close to Ramsey Creek Park, Jetton Park, Birkdale Village, golf, dining, shopping, and I-77.

What Buyers Ask About First

Buyers shopping for a 55+ community often compare several at once, and every community includes different amenities and services in its HOA dues. When I market a home here, I make sure buyers understand exactly what is covered, because it’s one of the first things they compare. Presenting that clearly helps a home stand out.
